Visas & Residency
Navigating Cyprus Visas & Residency
US citizens can enter Cyprus visa-free for 90 days in any 180 and apply for residence at the Migration Department during that stay. Cyprus is not in Schengen — a Cypriot permit does not let you stay longer in Schengen countries.
Permanent Residence by Investment (6.2)
At least €300,000 (excluding VAT) in property, a Cypriot company with 5+ employees or Cyprus investment funds, plus €50,000 a year of secure income. Permanent; visit once every 2 years. Target processing about 2 months.
Digital Nomad Visa
For anyone working remotely for employers or clients outside Cyprus. €3,500 net a month (+20% spouse, +15% per child); 1 year, renewable for 2 more; up to 500 permits.
Category F + Visitor Permit
Category F permanent residence for people living on income from abroad (legal minimum €9,568.17 a year, in practice much more). It often takes years, so most applicants hold a yearly visitor permit ("pink slip") meanwhile.
Student Permit
For Americans admitted to an accredited Cypriot university. Requires proof of enrolment, means and health insurance.
Citizenship
Naturalisation after 8 years (7 of the last 10 plus the final 12 months continuously), Greek B1 and the "Knowledge of Contemporary Cyprus" exam. A faster track exists only for highly skilled employees of approved companies.
Cost of Living
Cyprus Cost of Living for Americans
Cyprus is cheaper than Western European capitals, but coastal rents — especially in Limassol — have risen sharply.
What a month costs
In Nicosia a single person spends about €850 a month without rent, and a 1-bedroom apartment costs about €720 in the centre and €620 outside — about €1,500–1,600 a month in total. Central 1-bedrooms cost about €820 in Larnaca, €980 in Paphos and €1,480 in Limassol (Numbeo, September 2026).
Tax changes in 2026
From 1 January 2026 income tax is 0% up to €22,000 and 35% only above €72,000; corporate tax rose to 15%; and Cyprus-domiciled residents pay 5% defence contribution on dividends (was 17%). Non-domiciled residents pay none on dividends and interest for up to 17 of 20 years. Foreign pensions can be taxed at 5% above €5,000 a year.
Healthcare
GESY, the national health system, covers permanent residents and employees; contributions are 2.65% for employees and pensioners and 4% for the self-employed. Holders of a visitor permit generally cannot join and need private health insurance.
Where to Live
Top Destinations for American Expats in Cyprus
Limassol
The business and expat hub — cosmopolitan, with a marina, international schools and the largest professional community. The most expensive city.
Paphos
A favourite with retirees and families — relaxed, historic and on a beautiful coast.
Nicosia (Lefkosia)
The inland capital — government services, universities and lower rents than the coast.
Larnaca
A family-friendly coastal city next to the main airport, with a seafront promenade and more affordable property.
Peyia & Coral Bay
Coastal villages near Paphos with villas and sea views — popular with retirees.
Expat Tips
Essential Tips for Americans Relocating to Cyprus
Understand the Schengen situation
Cyprus is not yet in Schengen. Your Cypriot permit does not extend your stays in mainland Europe — you still have 90 days in any 180 there as a US citizen.
Choose your route early
Investment residence, the digital nomad visa and Category F have very different requirements, costs and timelines. Decide before you start collecting documents.
Get tax advice before you move
The 2026 reform changed many rules, and the US taxes its citizens worldwide regardless. Plan with advisers who know both systems — directories like LocalVouch can help you find vetted, English-speaking Cypriot tax advisers.
Be patient with bureaucracy
Processes can be slow, especially for Category F. Local representation is highly recommended.
Understand the Cyprus problem
The island has been divided since 1974. Daily life in the Republic of Cyprus is unaffected, but crossings to the north involve checkpoints, and the Republic does not recognise the northern administration — take care with property and legal matters there.

FAQ
Frequently asked questions
Is Cyprus in Schengen?
Not yet. As of September 2026 Cyprus is an EU and euro member but not a full Schengen member; its accession was due to be discussed by the EU Council in September 2026. A Cypriot permit gives no Schengen travel rights beyond the normal 90 days in any 180.
What is the Cyprus investment permanent residence?
Regulation 6(2): at least €300,000 (excluding VAT) in qualifying property, a Cypriot company with 5+ employees or Cyprus investment funds, plus €50,000 a year of secure income. The permit is permanent and requires a visit at least once every 2 years.
What is the Cyprus digital nomad visa?
A permit for people working remotely for employers or clients outside Cyprus — not only in IT. You need €3,500 net a month; it lasts 1 year and can be renewed for 2 more. Up to 500 permits are available.
What are the tax benefits of Cyprus for Americans?
Non-domiciled residents pay no defence contribution on dividends and interest for up to 17 of 20 years, foreign pensions can be taxed at 5% above €5,000 a year, and income tax is 0% up to €22,000. The US still taxes its citizens, so the benefit depends on your US position.
Can Americans retire in Cyprus?
Yes — usually through Category F permanent residence, with a yearly visitor permit while the application is processed (often years), or through the investment route if you have €300,000 to invest and €50,000 a year of income.
