Overview

Living in Nicosia as an American

Nicosia is one of Europe's most unusual capitals — divided since 1974 between the Republic of Cyprus in the south and the Turkish-administered north, with a UN buffer zone between them. The Republic of Cyprus is a full EU member, uses the euro and is very English-friendly: English is widely used in government, business and daily life. Non-domiciled residents pay no defence contribution on dividends and interest for up to 17 years, which attracts business owners and investors. Cyprus is not yet part of Schengen.

Neighborhoods

Best Neighborhoods in Nicosia for Americans

Modern Nicosia spreads south of the UN buffer zone, with the walled old town at its heart.

  • Acropolis & Strovolos

Popular residential areas; Strovolos is Nicosia's largest suburb — practical, well connected and popular with professionals and families.

  • Engomi

An established residential area west of the centre — quiet, family-oriented and popular with the diplomatic community.

  • Old Town & Laiki Geitonia

The walled city — restored buildings, pedestrian streets, traditional restaurants and cultural institutions. Cars are impractical here.

  • Aglantzia

The university area on the eastern side, home to the University of Cyprus, with a younger population and more affordable rents.

  • Latsia & outer suburbs

Southern suburbs with more space, lower rents and a quieter residential feel.

Expat Life

Practical Life in Nicosia for Americans

  • Non-dom tax — the key advantage

If you become Cyprus tax resident (183+ days, or the 60-day rule) and are not Cyprus-domiciled, you pay no defence contribution on dividends and interest for up to 17 of 20 years; from 2026 an optional €250,000 per 5 years can extend it. Remember that the US still taxes its citizens — get advice from both sides.

  • Residence permit and ARC number

For stays beyond 90 days you need a residence permit from the Migration Department (digital nomad, investment, Category F, visitor permit or employment). Third-country nationals receive an ARC number (Alien Registration Certificate), which appears on the permit and is used for tax, banking and GESY.

  • Investment residence

At least €300,000 (excluding VAT) in qualifying property, a Cypriot company with 5+ employees or Cyprus investment funds, plus €50,000 a year of income, gives permanent residence for you and your family. You must visit at least once every 2 years.

  • A car is essential

Buses run, but routes and frequency are limited. Most residents drive — on the left. Bolt and local taxis are the main ride options.

  • English everywhere

English is used throughout government, banking, healthcare and business, which makes paperwork and daily life far easier than in most EU countries.

Expat Tips

Essential Tips for Americans Moving to Nicosia

  • Get tax advice before you arrive

Non-dom status and the 2026 tax changes are valuable, but qualification depends on days in Cyprus and domicile — and the US still taxes you. Directories like LocalVouch can help you find vetted, English-speaking Cypriot tax advisers.

  • Sort out a car early

Buy or lease a car soon after arrival. Driving is on the left, which takes some adjustment.

  • The coast is close

Larnaca's beaches are under an hour away by car, and Limassol is also within easy reach — beach weekends are part of Nicosia life.

  • Visit the north thoughtfully

You can cross to the Turkish-administered north at designated checkpoints, including Ledra Street in the old town. The Republic of Cyprus does not recognise the northern administration — take care with property and legal matters there.

  • Say yes to meze

Cypriot meze — a long parade of small dishes — is both a meal and a social ritual, and one of the best ways to be welcomed.

FAQ

Frequently asked questions

What is Cyprus's non-dom tax regime?

Cyprus tax residents who are not Cyprus-domiciled pay no special defence contribution on dividends and interest for up to 17 of 20 years; from 2026 an optional €250,000 payment per 5 years can extend this. You become tax resident with more than 183 days a year in Cyprus or under the 60-day rule. The US still taxes its citizens on worldwide income.

Is Cyprus in Schengen?

Not yet. Cyprus is an EU and euro member, but a Cypriot permit gives no Schengen travel rights; its accession was due at the EU Council in September 2026.

How English-friendly is Nicosia?

Very. English is widely used in government, banking, healthcare and business — a legacy of British rule until 1960 — and Cypriot law is rooted in English common law.

What does it cost to live in Nicosia?

A single person spends about €850 a month without rent, and a 1-bedroom apartment costs about €720 in the centre and €620 outside it (Numbeo, September 2026) — about €1,500–1,600 in total, plus a car.

How does the divided city affect daily life?

In the Republic of Cyprus side, daily life is that of a normal European capital. You can cross to the north at checkpoints such as Ledra Street, but the Republic does not recognise the northern administration, which matters for property and official transactions.
