Why Hungary

Why Investors Choose the Hungary GIP

Hungary’s Guest Investor Program is designed for efficiency. A single government-approved fund investment — with no property to select, manage, or maintain — provides a straightforward path to EU residency and Schengen access. For investors who want a clean, managed process without the complexities of direct real estate ownership in a foreign market, the GIP offers a compelling alternative.

Simplicity & Efficiency
One Fund. One Application. EU Residency.
Government-Approved Fund · No Property Management · Managed Process
The Hungary GIP centres on a single, government-designated investment fund — no property sourcing, no title due diligence, no rental management. The fund is pre-approved, the process is structured, and your legal team manages the application from fund subscription through permit issuance. For investors who want EU residency through a clean, managed vehicle rather than direct asset ownership, this is the most streamlined route available.
EU Access & Family
Schengen Freedom for the Whole Family.
Hungary · Schengen Area (29 Countries) · Spouse · Dependent Minor Children
A Hungarian residence permit grants the right to live in Hungary and travel visa-free across the Schengen Area. Your spouse and dependent minor children are included under your application — the whole family gains EU residency through a single investment. Permanent residence in Hungary becomes available after 3 years, subject to meeting eligibility conditions at that stage, with your investment maintained throughout.
Programme Overview

Hungary GIP: How the Investment Works

The Hungary Guest Investor Program operates through a single, clearly defined investment route. There is no property to select or manage, no business to establish, and no employment obligation. The programme is structured around participation in a government-approved fund — making it one of the most straightforward investor residency pathways in the EU.

Programme Feature Details & Key Notes
Investment route
Government-approved fund
A non-refundable contribution to a specially designated Hungarian investment fund approved by the government. The fund structure eliminates the need for direct property ownership, business management, or employment creation. Your legal team handles all fund documentation and subscription requirements.
Minimum contribution
€250,000 (fund) or €1M (donation)
Two investment routes are currently available: (1) €250,000 in a real estate investment fund approved by the National Bank of Hungary, with at least 40% of the fund's net asset value allocated to Hungarian residential real estate, held for a minimum 5-year maturity period; or (2) a non-refundable €1,000,000 donation to a public interest trust foundation supporting higher education or research. A third route — direct residential property purchase from €500,000 — was terminated on 15 January 2025 and is no longer available. Programme terms can change; confirm current thresholds with your authorised programme specialist before proceeding.
Family inclusion
Spouse + dependent minor children
Your spouse and dependent minor children are eligible for residency under your single application. All family members included receive the same Hungarian residence permit and Schengen Area access rights.
Residency rights
Hungary + Schengen Area
Your Hungarian residence permit grants the right to live in Hungary and travel visa-free throughout the Schengen Area (29 countries). The permit is valid for 10 years, renewable once for a further 10 years, provided the investment is maintained.
Physical presence
None required to maintain permit
The GIP does not currently impose a minimum physical presence requirement to maintain your residence permit — comparable to Greece's zero-stay Golden Visa. Genuine residence in Hungary does become relevant if you later pursue permanent residence (after 3 years) or citizenship (after 8 years). Confirm current requirements with your legal advisor based on your specific goals.
Path to permanent residence
Available after qualifying period
After maintaining your investment and fulfilling the required residency period, you become eligible to apply for permanent residence in Hungary. Permanent residence provides long-term security in the EU without the need for ongoing investment maintenance.

Hungary’s GIP is built for investors who want EU residency through a clean, managed process — not through the complexities of foreign property ownership or business establishment. One fund, one application, one clear outcome: a Hungarian residence permit and Schengen access for the whole family.

Step by Step

The Hungary GIP Application Process

Step 1 — Eligibility Assessment & Fund Selection (Weeks 1–4)
Engage your programme specialist to confirm your eligibility and identify the appropriate government-approved investment fund. Not all applicants will qualify — background, source of funds, and compliance with Hungarian programme requirements are assessed at this stage. Obtain a Hungarian Tax Identification Number and open a Hungarian bank account in preparation for the fund subscription. Your specialist confirms the current applicable investment threshold and ensures your financial documentation meets the programme’s source of funds requirements.
Step 2 — Fund Subscription & Residency Application (Months 1–3)
Execute the fund subscription through authorised fund representatives — your legal team manages all documentation and transfer verification. Once the subscription is confirmed and documented, submit your Guest Investor residency application to the Hungarian immigration authority, supported by: proof of fund investment, clean criminal record (apostilled FBI check), valid passport, health insurance valid in Hungary, proof of accommodation in Hungary, and family member details. Your immigration lawyer manages the submission and tracks progress with the authority.
Step 3 — Residence Permit, Renewals & Permanent Residence
Upon approval, your Hungarian residence permit is issued for you and included family members — valid for 10 years and renewable once for a further 10 years (up to 20 years total), granting the right to live in Hungary and travel throughout the Schengen Area. Maintain your fund investment (or donation) to keep the permit valid. Permanent residence in Hungary becomes available after 3 years, and Hungarian citizenship after 8 years, both subject to meeting genuine residence and other eligibility conditions at that stage — these later milestones are not simply automatic extensions of the investment-based permit. Permanent residence provides indefinite security in an EU member state without ongoing investment obligation.

Key Considerations

What to Know Before You Apply

Programme terms are set by the government and subject to change
The Hungary GIP is a government-administered programme — its investment thresholds, residency requirements, and eligible fund structures are set by Hungarian authorities and can be revised. Always confirm the current applicable terms with your authorised programme specialist before making any financial commitment. We maintain up-to-date knowledge of current programme requirements and will advise you precisely at the time of your application.
Only use authorised fund representatives and vetted immigration attorneys
The GIP operates exclusively through specifically designated, government-approved investment funds. Participation must be through authorised channels — using unofficial intermediaries, unvetted fund representatives, or attorneys without specific GIP experience creates serious compliance and legal risk. Confirm your fund's current authorisation status before subscribing. Our network consists exclusively of official, authorised partners operating within the programme's framework.
Source of funds documentation is thoroughly scrutinised
Hungary's GIP requires comprehensive source of funds documentation — demonstrating that your investment capital was obtained through legitimate means. This typically includes tax returns, business ownership records, inheritance or sale documentation, or investment portfolio statements. Begin assembling this documentation early — incomplete or inconsistent records are a common cause of application delays or rejection.
Hungarian fund participation creates specific US tax reporting obligations
Investing in a Hungarian fund and holding a Hungarian bank account creates US tax reporting obligations — FBAR filing for foreign accounts over $10,000 and potential PFIC (Passive Foreign Investment Company) reporting for foreign fund holdings. The interaction between Hungarian fund investment and US tax law is specific and requires specialist advice. Consult a US expat tax advisor familiar with FBAR, FATCA, and PFIC rules before completing your subscription.
No minimum stay requirement — a genuine advantage of the programme
Unlike many EU golden visa programmes, the Hungary GIP does not currently impose a minimum physical presence requirement to maintain your residence permit — a feature comparable to Greece's zero-stay Golden Visa. However, if your goal is permanent residence (available after 3 years) or eventual citizenship (available after 8 years), those specific milestones do require genuine residence in Hungary. Confirm the current requirements with your legal advisor based on your specific goals — the rules distinguishing "maintaining the permit" from "qualifying for permanent residence or citizenship" are nuanced and worth clarifying upfront.
The Hungary GIP is right for you if
  • You want EU residency through a single, managed investment pathway — no property to source, manage, or maintain.
  • You seek Schengen Area access and Hungarian residency with a clear, structured application process.
  • You want to include your spouse and dependent minor children under a single application.
  • You value a clear path to permanent residence after fulfilling the investment and residency requirements.

The Hungary GIP offers a direct and efficient residency-by-investment route — but its success depends on working with authorised partners and ensuring flawless application compliance. We connect you with the official, on-the-ground expertise required: from facilitating your fund subscription to ensuring every stage of your residency application is meticulously prepared and submitted.
