The Portugal Golden Visa Application Process

Step 1 — Investment Selection & Pre-Application (Months 1–2)
Engage your legal and financial team to identify the optimal investment pathway for your profile. Obtain your Portuguese Tax Identification Number (NIF) — this can be done remotely through a fiscal representative. Open a Portuguese bank account. Conduct legal due diligence on your chosen investment (fund subscription verification, property title search, or donation confirmation). Execute the qualifying investment and obtain the relevant proof of completion. All of this precedes the formal visa application and must be in order before submission.
Step 2 — Application Submission & Biometrics (Months 2–4)
Submit your Golden Visa application through the Portuguese immigration authority (AIMA — successor to SEF). All applications are now submitted digitally through the official portal, with supporting documentation including proof of investment, NIF, clean criminal record (apostilled FBI check), valid passport, health insurance, and proof of accommodation. Biometrics are collected at an AIMA appointment in Portugal. Processing times currently range from 3–12 months depending on caseload.
Step 3 — Residency Card, Renewals & the Citizenship Path
Upon approval, your residence card is issued — valid for 2 years. Renew after 2 years (14 days in Portugal over the renewal period), then again at year 5 (14 additional days). After 5 years of holding the Golden Visa: apply for permanent residency, which remains unaffected by recent reforms. Portuguese citizenship, however, now requires 10 years of legal residency for most nationalities (7 years for EU/CPLP nationals) following the Nationality Law reform in force since May 19, 2026 — up from the previous 5-year standard. Citizenship also requires basic Portuguese language proficiency (A2 level) and passing a civic knowledge test. What to Know Before You Apply

Real estate is no longer a Golden Visa route at all — not even commercial or heritage property
Law 56/2023, in force since October 2023, fully removed real estate as a qualifying Golden Visa investment — residential and commercial property purchases alike. Some marketing materials still reference "real estate Golden Visa" options; this is outdated or misleading. If you're evaluating a Portuguese property purchase as a path to residency, confirm with an independent immigration lawyer (not a real estate agent) that the specific route being proposed is legally valid under current law.
Investment fund route is now the most popular for US investors
Since real estate was fully eliminated as a Golden Visa route in October 2023, qualifying investment funds have become the preferred route for US investors — offering a fully managed, CMVM-certified vehicle with no property management responsibilities.
